Job Description

Facilities Manager

This position is responsible for the management and maintenance of the Beachwood Green Road Campus buildings, grounds, utilities and services by utilizing the Facilities Department staff, skill/unskilled tradesmen and/or contracted third party vendors.  This also includes all Federal, State, Local and Corporate HS&E regulatory requirements as defined by law or corporate policies. This position is required to support or manage other company locations or assets as may be required on an as needed basis.  

Duties/Responsibilities, Core knowledge:

•  Direct and co-ordinate the Facilities Maintenance Department’s duties, functions and responsibilities.

•  Set goals and deadlines as required to meet all departmental obligations.

•  Prepare and review on a regular basis all operational reports, regulatory changes, vendor compliances to corporate policies, HS&E program requirements and employee work schedules to insure both accuracy and efficiencies are achieved.

•  Continually analyze internal work processes and define methods and recommendations to implement procedures, policies, changes or improvements as required.

•  Purchase manpower resources, equipment, operating & production supplies, property, storage, vendor services, PM contracts and educational aids as may be required.

•  Plan, manage and co-ordinate all budgetary controls, facilities related contracts on equipment, site evacuation and disaster programs, regulatory & safety regulations and or vendor services. 

•  Manage, hire and or terminate all assigned facilities maintenance personnel as may be required.

•  Speak, read, write and communicate fluently in English.

•  Develop and administer technical guidance/training of all employees assigned.

•  Assist upper management as required.

•  Establish and maintain interpersonal relationships in a constructive and cooperative manner, maintaining and developing them over time.

•  Oversee coordination of building space and furniture allocations, conceptual design & layouts of all building locations and act as liaison to all public utilities, environmental and emergency service agencies.

•  Oversee all corporate security functions and operations as required.

•  Analyze, control and assist with all HVAC, housekeeping, building support requirements, grounds and special projects as required.

•  Coordinate, schedule and assist with all annual regulatory/site inspections and insurance audits.

Develop methods and process to improve departmental utilization of computerized aids.

•  Any and all other duties, task and or responsibilities as required by management.

•  Ability to run Capital Projects to complete on time and within budget a plus.

Skills, Qualifications, Experience, Special Physical Requirements:

•  Degree in Business Administration or equivalent with special certifications or training (i.e.: HS&E, HazMat, ACM, building codes, maintenance/construction knowledge) with a 5-7 year of practical work experience.

•  Special knowledge and skills in performing the essential functions of accounting principles, computer hardware/software, facilities equipment & site maintenance, electrical, plumbing and HVAC, construction design, structures and terminology and related products, trades and contract negotiating skill requirements.       

•  Basic knowledge of business management principles involved in strategic planning, resource allocations, leadership techniques, production process methods, resource allocation and co-ordination of people and their available resources.

•  Formal understanding of administrative, mechanical, electrical, clerical and general building/equipment maintenance procedures, processes, operating systems and related terminology/capabilities and the building and construction trades.

•  Basic knowledge of customer service related principles, architectural services (blueprints, design techniques, tools, principles and building codes), contract negotiation, mechanical equipment & terminology and basic building/property standards of quality and controls to meet occupants’ satisfaction.

•  Special working knowledge of essential job functions, equipment, technical products and   math skills in the manipulation of numbers and or data information. Limited knowledge of basic engineering principles, tools and procedures as required.

•  Computer literate with understanding of computer hardware, available software and an in-depth knowledge of in-house computerized work procedures and processes.

•  Basic knowledge of the HS&E/ HazMat requirements, local/state building codes, corporate security/emergency response requirements for the protection of people and property, principles & practices of financial accounting.

•  Su perior analytical abilities in reducing errors resulting in loss revenue, customer satisfaction, end user confidence in services rendered and any direct hardships to personnel or company. 

•  On call 24/7, 7 days a week, 365 days a year. No regular working hours. Work projects, processes and staffing are the determinate factors. Major obligation to site, property, personnel and company.  

•  Knowledge of SAP, IR scans, ARC Flash, and Asbestos control/abatement a plus.

•  K nowledge of MS Office, MS Word & MS Excel

•  Travel on some occasions may be required for company meetings. 

•  Overtime may be required to meet project deadlines.
